Rounded balconies step in and out from floor to floor, giving the glazed side of the building a layered, shifting profile. Warm interior light and timber-lined walls show through the glazing, in contrast with the darker, solid mass of the core.

Each floor plate extends into a deep, rounded slab edge that carries planting along its full length. Full-height glazing sits back beneath the overhangs, shaded by the floor above and opening every level onto its own terrace.

Recessed downlights trace the soffits, picking out the curve of each slab edge against the dark sky. Behind the glass, double-height volumes and a central column show how the interiors open directly toward the terraces.

The textured parapets run in a continuous line, with integrated planters set behind them and a fine vertical balustrade on top. Each terrace is deep enough for outdoor living, and its curved glazing follows the line of the slab edge.

A linear, textured finish runs along each slab edge, with a slim recessed reveal separating it from the smooth soffit below. The overhangs are layered at different depths, casting shade onto the glazing and giving the facade its depth.

The facade is split into two clear parts: an open, terraced side and a solid, gridded stone volume that holds the vertical core. Planting at ground level and along every terrace edge softens the elevation as seen from the street.

Alternating deep and shallow overhangs set a varied rhythm up the facade, so each floor reads differently from the street. Stone-clad piers on either side frame the corner and anchor the curved terraces within the street line.
