The Layered Residences

The undersides of the ribbons are lined in a smooth painted finish, with recessed downlights washing each terrace at night. Slim circular columns clad in horizontally-lined stone pass through the balconies and carry the loads down through the building. The rounded ends of each ribbon give the corner its sculpted profile, with no visible edge joints. Banana plants and ferns spill over the planters, softening the geometry at every floor.

The building holds the corner with a single rounded volume that steps out further at every floor, while the neighboring blocks stay flat and orthogonal. Stone-clad balcony ribbons wrap continuously around the curve, each one deep enough to plant with banana leaves and ferns that soften the façade. Full-height bronze-framed glazing sits behind the ribbons, so the interiors read through the stone frames from street level. A generous double-height ground floor set behind trees marks the entrance and keeps the base of the tower open to the pavement.

Each stone ribbon is shifted slightly from the one above and below, so the balconies stack in an offset rhythm rather than a straight vertical line. Full-height bronze-framed glazing sits behind every ribbon, letting the interiors read through the stone frames from across the street. Solid travertine-clad piers rise on either side of the balcony stack and anchor the composition against the flat brick facades of the neighboring blocks. A double-height glazed ground floor sits behind mature trees and low planting, keeping the base of the tower open to the pavement.
